Listing Inspections and “Dynamic Pricing”

The naysayer may ask “Why would I bring attention to problem areas of a home, we just want an offer and we will take our chances from there.”   

That certainly is one way of looking at it.  Here is a better way.   

First and foremost when an offer is made on a home the buyer’s home inspection may result in a renegotiation. In a volatile market let’s nip that in the bud.  By being upfront about an old roof or furnace the buyer’s inspector will only reconfirm what is already known. 

 Secondly a listing inspection will often bring things to light for the seller putting you, the listing agent, in a better position to help them deal with the problem.   The concept is to avoid situations that may hinder the sale of their home. 

 There are many creative ways to deal with the problems found during listing inspections.  Repairing or replacing expensive items is always a solution.  Out of pocket money to sellers is often not possible, and for that matter, not the best solution. 
That is where “Dynamic Pricing” comes in.

 Lets take a look at the bottom section of  an actual listing inspection highlight sheet.

 Things considered when pricing this home:

 The roof is approaching the end of its useful life and replacement will be needed in the near future. 

Rather then replacing the roof, estimates could be obtained from reputable roofing contractors.  The estimates could be attached to the highlight sheet.  The house could be priced and marketed as follows, “$6000.00 back at closing for a new roof, buyer picks the color.”  Now we have “Dynamic Pricing”

 We have taken a problem and turned it into a positive.  Better yet we have encouraged a full price offer. Best of all renegotiating a new roof is not going to happen.

 In the long run listing inspections make the whole process go smoother and less stressful for all parties involved.
