WHY INSPECT ?“We have never inspected a perfect house”, and that’s the truth, all homes have their problems. Just considering the size of a home investment is reason enough to inspect a home before making a purchase. The question however goes much deeper. Other than just learning about what is wrong with a home two larger questions are; “What other reasons should I get a home inspection?” and perhaps more important, “Who should I hire?” . There are many answers to the "What other reason" qusetion. For starters a trained home inspection professional can not only tell you what is wrong with your home but what is right with your home. A trained home inspection professional will also educate you in all aspect of home maintenance and point out things you need to know in specific emergencies. That same trained home inspector will guide you in preventive maintenance so that you maximize the life of surfaces and systems that are already in place. The “Who” is easy, but let’s start with Who Not! It should not be “Uncle Joe” or a neighbor or just anybody that has a builder's license. They may have great knowledge of construction but that does not make them a qualified Home Inspector. A Home Inspector has a trained eye in conjunction with a proven approach in looking at a home. A Home Inspector is knowledgeable of many products that are currently not performing well (i.e. Products under class action lawsuits or recalls). A home inspector has the right tools to get the job done. Home inspectors know where the inspection fits into the real-estate transaction and will communicate appropriately with all parties involved. Past experience with a client who had “Uncle Joe” do their last inspection will say “I wish we would have hired you last time. We thought we would save a few $$$ and use my friend’s dad, he’s a builder. Boy did it cost us.” Sometimes “Uncle Joe” comes to the inspection and is inevitably impressed with the whole process. We even work for some very experienced builders who will say something like this, “I build new homes, you guys are the pros when it comes to used homes, I am not set up to do what you do.” When you consider the cost of a home inspection to the cost of the investment you are about to make, do not hesitate, call a professional home inspector.
